I have a few suggestions
Do away with printed newslettes and start moving the newsletter to strictly digital format.
I am sure there are very few of us who do not have access to email.(My 75 year old mother has a video machine that flashes "12:00" and a Facebook account, who on earth these days is without email ???)
This would save money as well on printing costs and hassles with distribution.
A mailing list could also serve as a platform for news bulletins about neighborhood safety, incidents etc etc...
Communicating via printed leaflet in a monthly newsletter is both archaic, inefficient - and a waste of resources and money.
Maria does a great job with doing the layout in digital format - why not distribute it digitally ?
There is nothing in the covenants that state we have to print a newsletter monthly

Perhaps a monthly column from our President - kind of a "State of the Neighborhood" type of thing. It would benefit us all to hear from the President of our company as to the successes of the board we appointed to represent us.
Highlights from the monthly minutes could be published
Highlights from our monthly profit and loss could also be of interest - perhaps our treasurer could take care of this in a monthly "highlights" column.
Meetings
Let's get together for informal meetings in the summer - a kind of open forum for residents to discuss neighborhood matters.
Judging by the number of people who try to get a word in during the short time allowed for open discussion at the annual meeting, it seems there really is a need for this and it can only be beneficial.
