I think it is time for some good change. We need to unite as a neighborhood, form our own group and manage the neighborhood ourselves. If we work together we can save a lot of money and get things done without waiting for an outsiders approval. The first step is to change the board, seeing they only listen to people if they are in there "click" and everyone else must do as they say not as they do. They are bullies not a board, they should be doing anything & everything to help others not hurt them.

I don't have any issues with the Board or the way the Sub-Division is run. I find everyone very helpful and really approachable. Have you had a bad experience? Don't forget that the Board Members do this all in their spare time, they have full time jobs and families.

There was an article in today's Observer about HOA and changing the leadership.
It is not that I have a problem with the leadership in place, I just wish we had more communication from them. I realize that we all have jobs and families and serving on the board takes time away from those two. I think having quarterly meetings where we could all learn more about our community and how we can all be a part of it would go a long way towards resolving some residents concerns.

I agree that would be a great start Yankee, but the board that is in place does not seem to want us to know what they are doing. We have till 2011 to organize and replace some members that may just be set in there ways. Some have been in their position for 12 years! If that is to long for the USA it should be to long for Landen Meadows.

I echo this sympathy - kind of.
I have no problem with the board either - who I think do an adequate job...of being a board.
I don't think anyone ever implied that the board was not made up of good people.
The "I do this in my spare time" argument is kind of tired and overused - if you don't have the time to dedicate to a volunteer position, don't volunteer for it. "Volunteerism" should not be used as a catch-all for mediocrity.
What I do take exception to (and you should too) is the complete disregard for keeping you, the resident informed.
Has anyone heard mention of the tens of thousands of dollars (of your money) set aside for improvements, and the status of the promised improvements ?
Has anyone ever seen an official set of minutes from any one of the monthly board meetings held where your money was voted on, and spent ?
How can residents share in the successes/failures of the association if they never hear of them ?
How can residents play an active role in the community if the association business remains a mystery ?
What happened to the promised surveillance system at the pool ?
How quickly did the dunk tank turn into the drunk tank ?
Oh, and whoever put the clock back at the pool, thank you.

Sadly, we are not the only group of residents in a development in South Charlotte who feel the same way as others have posted here. I was visiting with my older brother this weekend and he lives nearby in a similar but smaller development. They are having the same issues as we are where there is a lack of communication and accountability has the residents threatening legal action. The problems they have mirror ours and I would guess that the economy has a lot to do with it.
Not sure how much better the new management company will be in releasing information to the residents but it sure would be nice to know where we stand as a community in regards to our finances and projects.

Seems there will always be a FEW people that are disgruntled in any neighborhood! Funny how those people aren't outspoken at any of the board meetings. Complaining without getting involved is a waste of everyone's time! Either volunteer (as the board has done for so many years!!!) or please stop whinning!!!!
Or better yet - actually put your name out there with your complaints and stand behind your 'ideas'...instead of hiding behind a silly user id!

I think you are missing the point though.
Speaking only from my perspective.....
No one in criticizing the work put in by volunteers in the neighborhood.
I am sure they are do a fantastic job. See, to reduce the problem to absurdity, my volunteering to deliver newsletters or handing out fruit punch at the pool is not going to get Superior AM to start addressing resident's needs or complaints.
The problem is with our service providers and the lack of communication.
We have seen 3 Management Companies come and go that do not perform - I think history speaks for itself here. The last 2 were laughably hopeless at the job we paid them for.
Landen Meadows is a company in which I invest. I expect a return on the investment. I am paying money for a service and if I feel I am not getting adequate service I have every right to whine at every opportunity.
Look at it this way - lets say you buy shares in Google.
You do not see a dividend paid out..you want to know why, right ? You aren't expected to volunteer to work at Google to earn the right to criticise, are you ?
If Google spends the money gained from the share issuance, and does not inform investors how the company is performing, you have every right to complain.
Now, LM is far from a publicly traded company, but the concept is the same.
Speaking out at the annual meetings would really be a waste of time. There are no minutes published, there is no follow up, and an annual meeting is hopelessly inadequate to address the needs and complaints of the residents.
I have said it before and will say it again - constructive criticism is what makes this country great. If we were disallowed from voicing dissent, we would be living in North Korea, wouldn't we ?
I have taken a huge interest in the neighborhood finances and operations, in the past, only to have met with resistance and indignation at every turn. I gave up eventually, after being treated like a leper at the board meetings. In fact there was a time when I was specifically asked not to attend.
"Silly" user id's are an accepted part of modern day forums.
Regardless, I am always open to a call, and googling a person's name and address/telephone number is about as easy as falling out of a tree.

Thanks Axa, you and I are on the same page regarding this issue.
The point that seems to be overlooked is the communication factor. As a parent, I want to know where and what my kids are doing and get upset when I am left to wonder when they don't communicate to me. The same goes for the employees that report to me.
I would love to speak at a board meeting but unfortunately I haven't been able to attend any as my job requires frequent travel and I am usually away in January when the meeting is held. It would be a huge bonus for those like me if the HOA were to have quarterly or bi-annual meetings so we could try to be in attendance.
